About The Ownership
This ownership is for 154,000 Annual Fairshare Plus Points, allocated every January, and offers a greater flexibility in planning and using your timeshare. These points can be used in an infinite number of ways. You can either use all of them at once for one long vacation or you can decide to break up your points into smaller vacations of just a few days at a time and get several mini vacations out of it, all for the same single maintenance fee. You can use your points to reserve your vacations in any of the resorts in the Wyndham/Fairfield system. And of course, if Wyndham/Fairfield doesn't have a resort in the location you're looking for, you can also use the RCI system and exchange into one of over 6,000 resorts around the world.

Please note:

This level of points ownerships are still being sold for $25,000 or more at Wyndham/Fairfield, so this truly is a steal!! It is permanently deeded, and maintenance fees are billed annually at only $847 every year. That's a great price for an amount of points like this that historically has gotten two, three, or even more weeks of vacation time depending on how you use them.

More Details
There is no mortgage on this timeshare. Maintenance and taxes are up to date. You will receive a Warranty Deed, which means that you are guaranteed free and clear title with no encumbrances.

The purchaser will begin ownership with the January 2010 points, and will be responsible for the 2010maintenance fees, which will be billed by the resort when due.

Please note that the pictures you see in this auction are of a "typical" unit. They were supplied by the resort itself or one of the exchange companies. If you need more detailed information please feel free to contact us, and we will be happy to tell you anything we can. We would hate for you to agree to buy the item only to find out later that there was a question you didn't ask, thus making you back out of the transaction. Here's Some Information About the Closing Process
The closing of this transaction will be handled by a professional closing company with many years of experience in the transfer of resale timeshares. Their price for closing is quite reasonable and very competitive. We use this firm, and this firm ONLY. Why? Because we've tried several over the years and most have disappointed us (and our customers) one way or another. This company is fast, thorough, and responsive. And in the rare case that they make an error they admit it, and fix it. Please don't ask us to close this transaction any other way because we will not be able to accommodate you. The cost to the purchaser will be only $435. This price will include all closing costs including document preparation, deed recording, priority mailings, and all county, state, and municipal transfer taxes and recording fees. They will even register the new deed with the resort on behalf of the new owner. With as little as a 25% down payment and a small processing fee, you can spread the balance over three or six full months with No Interest! Financing will be offered to everyone who purchases one of our timeshares, and do NOT require a credit check. You can even finance the closing costs. The deed (or ownership documents) will be transferred to your name when the final payment has been made. The terms are simple and easy. Please note: While you are welcome to finance the closing costs, please be aware that the processing fee as well as any maintenance fees and or special assessments due at the close of the auction cannot be financed and will be due with the down payment.

After the deal has been struck, the purchaser will be notified by email with instructions to complete the transaction.
