The underlying unit is fixed week 43, Townhouse 19, in the Ridgewood section of the Fairfield Flagstaff resort. The picture shown is from the Fairfield site--it is not a picture of the actual unit. We have never stayed in our own unit since we use the points. But, the unit is a 2-br lock-off, and if you want to use the week rather than points, you can call Fairfield to tell them you want to use your week and it will be reserved for you. Or, the lock-off feature will let you split the usage so you can stay during your week in a one-br and trade or deposit into RCI the other one-br side. We actually traded back into this resort in September 2007 using just a fraction of the week's points!
Buyer to pay closing costs (We would like to use Timeshare Transfer, Inc. if that is agreeable to buyer but would use any closing company the buyer chooses providing it is an actual closing company). Depending upon closing company used, closing costs should be about $300 to $450. Title insurance if desired by Buyer will be extra. Also, Fairfield will charge $100 to transfer the ownership, which buyer will pay.
Points are issued October 1 of each year. 2007 Points are available and buyer can purchase them by paying the maintenance fee; if buyer does not want the 2007 points then seller will retain them and buyer will be responsible for 2008 maintenance fees and thereafter. We pay Fairfield 1/12 of the maintenance fees each month. So, if buyer wants 2007 points and onward, then the maintenance fees collected will be $595 plus $49.59 for each month prepaid by seller toward 2008 points. If buyer wants only 2008 points then the maintenance fees collected will be $49.59 for each month already paid by seller. Your maintenance fees for this unit do include a credit toward your annual RCI membership.
